  • 1. Website and Other Information Accuracy
    Whilst every effort has been made to ensure that the website and all advertising material is accurate at the time of publication, we cannot be held responsible for changes or matters outside of our control. All information is given in good faith but no warranties are made regarding information provided, either written or oral.
  • 2. Seasons - Arrival and Departure Times
    High Season: Jul 1 - Sep 14 and Christmas/New Year/Easter Mid Season: Apr 1 -Jul 31 and Sep 15 - Oct 31 Low Season: Nov 1 - Mar 31 (excluding Christmas/New Year/Easter) In high season bookings for the villas are from Saturday to Saturday only. Outside high season short breaks and long weekends are available, please ask for details from enquiries@villasdeleypinas.com We need time to prepare your gite so please plan to arrive at Villas de Leypinas after 16.00 and on your departure day by 10:00. If you have been delayed en-route and expect to arrive after 18:00 please text ++33 768227695 with likely arrival time and we will endeavour to be present when you arrive; you can be confident that if we are not on site when you arrive we will have made arrangements for your arrival.
  • 3. Booking and Payment Methods
    Enquiries can be made by email using enquiries@villasdeleypinas.com and our enquiry form on the Contact Us page on our home page or by phone using ++33 768227695. Leave a voicemail, we will respond on the same day as receiving your contact. Bookings are secured by emailing the booking form supplied and paying your deposit of 25% of the cost of the booking. Under no circumstances can the prescribed number of persons per booking form be exceeded; sub-letting or reassignment is not permitted. The deposit is a non-returnable deposit so please take out comprehensive travel insurance. The final balance for the booking is payable 2 months before your holiday is due to commence. If the balance is not paid by this deadline then your booking will be cancelled and the gite re-advertised as available. Payments can be made using all major credit cards (except American Express or Barclaycard) or by electronic bank transfer, we will supply our bank details when confirming the booking. Note: If a booking is made within two months of your proposed holiday we require the total cost of your holiday at the time of booking.
  • 4. Prices
    Our prices are per week per gite and shorter stays are calculated by a day rate; all prices are inclusive of electricity, gas, water and the provision of bed linen and towels but do not include towels for use outside of the gite or around the pool. Pool towels can be hired for a small extra charge. Please note in addition, the Regional Tourist Board charges a levy called the Taxe de Séjour or Tourist Tax. Currently in 2022 for gites it is 1,20€ per person (18 and over) per night, we have to collect this from you and pay it to the Regional Tourist Board.   • 5. Cancellation
    It is recommended that you take out insurance to protect the risk of cancellation from the time of booking and for medical, baggage cover etc., whilst abroad. Should a gite become unavailable on the day stated, due to unforeseen circumstances, every attempt will be made to relocate guests. If this is not possible, all monies will be refunded without question but no further liability will fall upon the owners.
  • 6. Your Responsibilities
    Your property will be cleaned before your arrival and we respectfully ask that you remember that you are staying in our home and to leave it clean and tidy. If exceptional cleaning is required such as if the villa is left unclean (washing up not done, oven dirty etc), a charge of 50€ will be levied. We do not ask for a deposit to cover damage during your stay with us. We trust our guests to treat the property with respect so we don't worry about minor breakages such as a wine glass or piece of crockery; small accidents like this do happen, please inform us so that we can replace items quickly. However, we will charge for more substantial damage to equipment or fittings or a number of breakages due to the guests mis-use. Guests shall not invite family or friends to visit our property without express agreement from us. Your visitors shall not stay overnight unless previously agreed with us and the appropriate additional fees paid beforehand.
  • 7. Our Responsibilities
    We, the owners will ensure that the property is clean, safe and ready for your stay at Villas de Leypinas. We, the owners, shall not be liable to you or any member of your party for any loss, damage or injury incurred at Villas de Leypinas, or through the use of equipment and facilities beyond the control of the owners. Also the owners shall not be liable for any temporary defect or cessation in the supply of Public Utilities, nor in respect of any temporary defect in equipment or appliances in the gites, grounds or swimming pool; nor any loss, damage or injury beyond the control of the owners.
  • 8. Complaints
    In the event of any complaint arising, either on arrival or after occupation has commenced, this should be brought to the attention of the owners immediately so that remedial action, where necessary, can be taken without delay. Any complaint after departure must be in writing within 14 days of departure.
  • 9. Swimming Pool - Open mid-May to mid-October - 12m x 5m x 2m
    There is no diving in the pool. There is no swimming between 21:00 hours and 09:00 hours. The pool in high season is cleaned every other day by robot. No glass is to be taken to the poolside, we have provided plastic glasses for drinking beside the pool. Children are their parent’s responsibility at all times; our pool complies with French pool safety requirements but parental supervision is required as there is no life-guard on duty. Pool towels can be hired for use around the pool area, they must not be removed from site.
  • 10. Car Parking
    There is sufficient parking for between 4 and 8 cars, we will recommend your space and ask that you adhere to it. Guests park their car at their risk and we, the owners are not liable for any damage that occurs whilst using the car park areas.
  • 11. Smoking
    The owners operate a non-smoking gite operation. Smokers must smoke outside their gites and ashtrays will be supplied upon request. Please only use ashtrays and do not scatter the cigarette buts onto the ground around the gardens.
  • 12. Recycling of waste
    In France we have to segregate our rubbish into different categories for collection each week. The owners provide galvanised bins with labels showing guests what must be left in each one. General or black bag items can be placed directly into the yellow or brown topped bins by the metal stairs leading to the barn. Please help us by adhering to the recycling requirements.
  • 13. Disabled Access
    The gardens are a combination of surfaces ranging from grass to paved to gravelled areas. There are a few steps from each gite to the gardens or pool. None of our gites are suitable for guests who are disabled.
  • 14. Pets
    The owners operate a no guest pets allowed policy in all of their gites and chambre d’hote.
